Paso a paso

  1. Fase 1

Bid assignment

Bid assignment (cesión de remate)

You step into an award already obtained by a third party, before it becomes final. A shorter process, without having to enforce the credit yourself.

What is it?

The idea

A third party has already been awarded the property at auction, but the award is not yet final. You step into their position (bid assignment) and complete the acquisition, skipping the whole credit-enforcement phase.

The advantage

Shorter than the classic credit assignment: the auction stage has already happened.

How it works

Step by step

  1. Phase 1

    Initial award

A third party is awarded the property at auction (not yet final).

  2. Phase 2 · Notary

    Bid assignment · signing

You step into their position before a notary. Our involvement ends here.

  3. Phase 3 · Registry

    Award and registration

It becomes final and the home is registered in your name.

Bear in mind

Costs and nuances

Costs borne by the buyer

  • Transfer tax, notary and registry
  • Outstanding community fees and property tax, if any
  • Possible eviction if occupied
The timeframe is shorter than a credit assignment, but court timeframes are still estimates and the outcome depends on the file.

Cessione dell'aggiudicazione

Costi e precisazioni

Costi a carico dell'acquirente
